Developers

The Developers and Brink Property have completed several high-end Cape Town (City Bowl and Atlantic Seaboard) residential developments over the last 12 years in conjunction with the same main contractor and engineering team.

Development projects are based on the following main and simple fundamentals:

  1. Location and orientation, with an emphasis on privacy and views.
  2. Best professional advice.
  3. Construction quality through an experienced and particular main contractor, who places great emphasis on attention to detail.

Brink Property has completed numerous bespoke projects, both locally and abroad, over the last 20 years, and the principal ensures that the property development vision is ultimately accomplished by being intricately involved in the process from the initial stage of site identification and planning, all the way through the construction period and up to final completion.

AVH Construction (Pty) Ltd, the main contractors, have been involved with exceptional developments in the Western Cape for the last 30 years and are led by their principal, a qualified and highly experienced civil engineer.

Development Philosophy

The Developers prefer to complete projects, prior to going to market, so as to ensure that the buyers can see the residence they are purchasing, as opposed to buying off plan.

This philosophy ensures that buyers can experience the product and thus there is negligible scope for disappointment.

The residences are fully fitted and ready for immediate occupation. The listed prices do not include furniture, cutlery, artwork etc.

Architectures

The developer’s vision was very particular and was drafted and drawn up by Field Architecture in conjunction with one the developers’ principals, with the emphasis placed on private and peaceful living whilst enjoying the Cape Town City Bowl’s inspiring views.

Field Architecture, in response to the very particular brief and vision from the developer, have delivered the perfect architectural solution in conjunction with Brink Property, and in so doing provided residences for people to live in privacy and comfort whilst enjoying the inspirational views.

Interior Designers

The interior design and decorating are of the very highest quality and were created and managed by one of the developers’ principals, who has 20 years of experience in bespoke interiors, both locally and abroad.

SDK interior architects worked with the interior designer in an effort to ensure a classic and timeless look with exceptional circulation and flow in relation to the inspiring views and the furniture layout.

Construction Team

The developers and main contractor (AVH) have continued to work together and have completed several projects over the last decade. Over this period, the main contractor has (in the main) used the same sub – contractors, which results in the best possible product.

In the event that the purchaser/ owner wants to rent (short-term) the developer will appoint one rental management company to ensure less ‘traffic’ on site.

The 8 front triplex condos have access to the front pool and deck area.

The forest villas, duplex residences and hilltop residences (9 to 16) have access to the front pool, top pool and gym.

The usage of electricity and water will be by meter.

Security Features

Treasure Properties is extremely secure, due to its location at the end of a cul-de-sac. Plus, the Treasure Properties has the following security features:

  1. A gated and fenced security estate.
  2. Two onsite full-time caretakers.
  3. CCTV and security cameras.
  4. Electric fencing.
  5. Nightly security patrols by City Bowl Armed Response (CBAR).

Parking

  • Triplex Condos include 1-2 parking bays (please note that the parking bays for Triplex Condo 2, 3, 6, 7, and 8 are arranged in tandem).
  • Forest Villas include 2 parking bays.
  • Duplex Residences include 2 parking bays.

The listed prices do not include furniture, cutlery, artwork, etc. Furniture packs are available at an additional charge.

Air-conditioning

Living areas and the main bedroom have aircon units.
All bedrooms have ceiling fans.

Backup power solutions

All apartments are wired in such a way to allow for the installation of a battery and an inverter if the owner requires such.

Green building

The common areas are watered by borehole water.

High-speed Wi-Fi

Wi-Fi WAPS are installed in two locations (per residence), to ensure high speed Wi-Fi.

Lift access

A lift is installed at an angle so as to ensure views are not compromised.

Pet Policy

No pets allowed.

Rental Policy

Who is managing the rental scheme?

The developer will appoint a rental management company for all the Treasure Properties rentals (short-term) for the first 2 years.

Please note, that only one rental management company will be used for rentals at the Treasure Properties. This position will be registered in the conduct rules.

Can I rent out my apartment short-term?

Yes, but short-term rental periods will have a minimum stay day clause. The minimum stay periods will be determined by the rental management company and will be based on the size (number of bedrooms) of the residence.

Can I make use of external rental agencies for short-term rentals?

No, all rentals will be managed by one rental management company to be nominated by the developer.

General Purchase Questions

Transfer duties

Vat of 15% is included in the purchase price. There are no transfer duties payable.

What are the transfer fees?

The conveyancers, Von Lieres, Cooper and Barlow, will charge approximately 0.7% of the purchase price to conclude the transfer.

What do the levies include?

The levies include the standard common area costs. Please contact the developer for a more detailed breakdown.

Rates

The rates will be formulated by the CoCT based on the purchase price at transfer date.

When will we be able to move in/ find a tenant?

On transfer of title and not before.
